The Pending Home Sales Index, a forward-looking indicator based on contracts signed in September, rose 6.1 percent to 110.1 from a reading of 103.8 in August, and is 21.2 percent higher than September 2008 when it stood at 90.9. The gain from a year ago is the largest annual increase on record, and the index is at the highest level since December 2006 when it was 112.8….(read more)

The institute for supply management released the Manufacturing ISM Report on Business this morning. "Economic activity in the manufacturing sector expanded in October for the third consecutive month, and the overall economy grew for the sixth consecutive month" said the Institute.

The Primary Manufacturing Index was reported at 55.7, better than economist estimates for a read of 53.0 and improved from last month's 56.6. The manufacturing ISM report is at it's highest level since April 2006. The prices paid index 65.0 vs. consensus 64.0 vs. 63.5 in September. The Employment Index came in at 53.1 vs. 46.2 in September and the New Orders Index registered a print of 58.5 vs. 60.8 in September …(read more)

Volatility in the stock market left equities in a state of pessimism last week. The S&P 500 lost 4.02% in the five trading sessions, including a 2.81% loss on Friday, and the Dow tumbled 2.6% on the week to 9,713, pushing the 10k mark well out of distance.

The catalyst for Friday’s sell-off was speculation that CIT group, the commercial firm founded in 1908, would be forced to file for bankruptcy over the weekend. Those fears became a reality on Sunday as the company, with $64.9 billion in listed assets, became the fourth largest bankruptcy in US history. …(read more)

Mortgage rates aren’t changing as quickly as they did this summer, but they’re still changing pretty quickly. Over the last two month, on average, lenders have updated pricing every 4 hours, 11 minutes. Over the last week, it’s 3 hours, 20 minutes. It’s tough to shop for mortgage rates at a time like this.

Although nothing has been formally passed, The National Association of Mortgage Brokers issued this update on the $8k tax credit yesterday.

October 30, 2009 – The $8,000 first-time homebuyer tax credit is set to be extended until April 30, 2010.  The Obama Administration has urged Congress to pass legislation to extend the program from its original December 1, 2009 deadline.  In addition, legislation may provide a tax credit for some current homeowners.  NAMB will continue to monitor legislation and will inform members when the extension is formally enacted.

Under the terms of the agreement, the deadline for first-time homebuyers to claim the $8,000 credit would be pushed back to April 30, 2010.  But the term “deadline” doesn’t mean the same thing as it does in the current credit. The Senate agreement stipulates that buyers must have a sales contract on a house by April 30 to be eligible, but it gives them an additional 60 days to close the purchase.

That means New Jersey FHA Mortgage buyers will have until approximately until the end of July 2010 to be CLOSED on their homes in order to receive the $8,000 first-time buyer tax break.  Wow!!!

Here are some quick questions and answers about the tax credit.

What is the home buyer tax credit? It is a tax refund for 10% of a primary home’s purchase price (up to $8K).

Who is eligible to receive the credit? First-time home buyers and those who have not owned a principal residence in the last three years prior to purchase. See the IRS website for more detail.

Do income limits apply? Yes! The full amount is given to individuals who make up to $75K and married couples who make up to $150K per year (adjusted gross annual income). The credit amount phases out between $75K and $95K for individuals; $150K and $170K for joint filers.
